Introduction for MEP Building Assessor

In this role, your primary responsibility is to conduct thorough assessments of existing buildings to identify any defects or issues. You'll need to advise on a range of matters including environmental impact, health and safety regulations, and compliance with legal requirements and planning regulations. This involves analyzing documentation related to the building's history, such as past inspection reports, maintenance records, and as-built drawings.

You'll also be tasked with inspecting the building's physical structure, known as fabric inspections, to detect any areas that may require further structural evaluation to ensure the building's safety. Additionally, you'll need a strong understanding of mechanical, electrical, and plumbing (MEP) systems, as well as civil engineering principles, to assess the building's infrastructure thoroughly.

Desktop Studies will be a significant part of your work, involving gathering and analyzing existing data and records to establish a comprehensive understanding of the building's condition and history. This may include interviewing maintenance teams to gain insights into previous repairs and ongoing maintenance requirements.

Based on your assessments, you'll provide recommendations for necessary repairs or improvements, along with estimated timelines and budgetary figures. These recommendations will help property owners and stakeholders make informed decisions about the maintenance and renovation of their buildings.

Duties & Key Responsibilities:

  • The role will require someone that actively seeks out and responds to Building Condition Assessment opportunities.

  • Determine the condition of existing buildings by identifying defects, advise on observed eHSE issues of surveyed buildings.

  • To provide advice in relation to legal and planning issues such as a site’s compliance to planning or BOMBA requirements and offer advice on any property alterations, improvements, and extensions that may be present.

  • Perform condition assessments and determine if there are areas that should have subsequent structural reviews where needed to ensure safety.

Competencies/to be eligible for the role, you must meet the below criteria:

  • Minimum 3 years experiences in performing Building Condition Assessment

  • Exceptional communication skills ensuring good quality reports identifying findings verbally and photographically are produced for our international base of clients

  • A strong grasp of MEP and Civil are essential as a significant portion of assessments performed will be assessing the plant for the building. The individual must be able to advise costs to be expended to address identified shortcomings.

  • A degree in Building Surveying would be an advantage Desktop Studies involving obtaining as-built drawings, past dilapidation/inspection reports (if any) and past maintenance and/or rectification records as well as interviewing the building's maintenance teams will be necessary. This is to study & asses existing data and records to establish a reference system at the site and baseline for the equipment's condition.

  • Ability to recommend suitable works needed to repair your findings alongside high level timelines and budgetary figures.

  • Has transport as sites will likely require travel.
