We are looking for a seasoned Construction Project Manager to join a great team. This is a direct hire opportunity located in the NYC area. This person will oversee the planning, permitting, design, and construction of residential and commercial projects across various scales. This role involves managing projects from inception to completion, ensuring compliance with zoning codes and ordinances, and representing the owner in community and regulatory meetings. This person will lead teams, select external consultants and contractors, as well as coordinate project activities to achieve quality, cost-effective results. Key responsibilities include budgeting, bidding, reviewing designing deliverables, and ensuring adherence to project timelines.

Qualifications

  • Bachelor's degree in Architecture, Engineering or Construction Management.

  • 8-12 years of architectural design and construction management experience.

  • Project experience with historical preservation and restoration of single and multi-family residential homes in sensitive conservation districts and historic commissions.

responsibilities:

  • As a Project Manager and Owner Representative, lead all project phases, from initial programming and rezoning to pre-schematics, permitting, budgeting, bidding, construction, and close-out.

  • Ensure the owner's vision is executed with attention to detail, fully compliant with applicable zoning codes and ordinances, and in accordance with the project's proforma and budget.

  • Represent the Owner in Community and City meetings, formal public hearings, and neighborhood community meetings.

  • Lead the team in preparation, presentation, and application to historic commissions and regulatory agencies in the Greater Boston area.

  • Select, negotiate, and secure the appointment of external design and engineering consultants and general contractors, including specialty consultants required at any phase in response to unique project demands.

  • Oversee bidding documents and make recommendations. Produce Requests for Proposals for various functions and coordinate the review, analysis, and selection.

  • Review and comment on architectural, engineering, and design deliverables, with discretionary authority for managing and accepting all required documents, plans, and other deliverables.

  • Manage costs, ensure quality, explore building system alternatives, and evaluate pricing studies to assess initial costs and long-term operating costs.

  • Understand project logistics, prepare and review scopes of work to compare and analyze subcontractor and supplier bids.

  • Monitor construction activities regularly and facilitate regular OAC meetings effectively with all contractors for each project.

  • During construction, oversee all architectural design elements and the construction process, serving as the client representative in the field, including negotiation.
